Three simple ways to partner

Co-agency

You hold the owner's mandate; we co-market. Split the agency commission, typically 50 / 50, on any sale or rental we close.

Referral

Simply pass a buyer or tenant. We handle the rest and pay a referral fee, usually 20–30% of the commission, on completion.

Protected

Every arrangement is covered by a short written agreement with a non-circumvention clause — no one gets cut out of their deal.

Rule of thumb (Koh Samui): sale commission ~3–5% of price; long-term rental ~1 month's rent. Always split the agency-side commission, not the sale price.

Step 2 · Agree terms

Co-listing agreement

CO-LISTING AGREEMENT

Between [Listing Agency / Owner] ("Principal Agent") and Chowrest Property ("Co-Agent"), dated [date].

1. Properties. This agreement covers the properties listed in Schedule A (address, reference, asking price).

2. Scope. The Principal Agent holds the owner's mandate. The Co-Agent may market the properties to its clients and introduce buyers and tenants.

3. Commission. On a completed sale or rental introduced by the Co-Agent, the total agency commission is split [50%] to the Principal Agent and [50%] to the Co-Agent, payable on completion.

4. Media rights. The Principal Agent grants the Co-Agent a limited licence to display the listing photos and description for the term of this agreement. [Or: the Co-Agent will use its own photography.]

5. Non-circumvention. Neither party will deal directly with a client introduced by the other so as to avoid commission, for [12] months.

6. Accuracy. The Principal Agent warrants the listing information is accurate and that it holds a valid mandate to market each property.

7. Term & law. [6 / 12] months, renewable; governed by the laws of Thailand.
