Most property sites call every listing an investment. This page is the opposite: it is the handful we would actually point an investor at, and it is short on purpose. Everything else we have for sale is on the main catalogue.
What we can tell you, and what we cannot
We manage villas on this island, so we know what they really do. Across the ones Chowrest looks after today the blended achieved rate is about ฿3,200 a night — measured across 239 nights actually sold on Airbnb and Booking.com, stays already completed plus bookings already on the books, as of 18 October 2026. That is our portfolio, measured, not a brochure number.
We will not quote you an annual occupancy figure, because our own book does not support one. Season is everything on this island: the nights sell from December to March, and this year our calendar ran close to empty from late August into December. An annual average would flatten the one thing you actually have to plan around, so a figure quoted from a good month — or a smooth yearly number — is not something you can build on.
None of it is a forecast for any listing on this page. Those villas were chosen and set up for short stays over years; a property you are about to buy has no record with us at all.
So we do not print a yield next to a price. What we do instead:
- Tell you the asking price, what the property is, and where it sits.
- Give you the valuator so you can put your own nightly rate and occupancy in and see the number fall out, rather than taking ours.
- Work the real figures with you before you commit — comparable villas within a kilometre, what the building actually costs to run, and what it would let for in this specific spot.
New to buying here? How foreigners can buy explains the four legal routes, what buying actually costs covers the fees that arrive after the price, and is Samui a good investment in 2026 is the longer argument behind this page. Гид на русском.
